    How Our Plumbing Prices Work

Plumbing prices depend on the problem. What is actually failing, where it sits in the building, and how much has to be opened up to reach it decide the number — so we diagnose first, explain what we found, and give you a firm price before any work starts. You approve that price before we pick up a tool, estimates are free, and there is no charge for deciding not to proceed.

    What you can count on

    • Free estimates — you are not charged to find out what a job costs
    • We diagnose first and explain what we found in plain language
    • A firm price before any work starts, not a range that moves
    • You approve the price before we pick up a tool
    • No charge and no pressure if you decide not to proceed
    • If the scope changes mid-job, we stop and re-quote before continuing
    • After-hours pricing disclosed on the phone, never as a surprise on the invoice

Why we don't publish a price list

A published flat rate for "drain cleaning" tells you almost nothing, because clearing a kitchen branch line and jetting a root-invaded sewer lateral are not the same job. Companies that advertise one number usually mean the easiest possible version of it.

We would rather look at your actual problem, tell you what is causing it, and quote the work that fixes it — once, at a price we will stand behind.

    What decides the price

    • What is actually failing

A running toilet and a cracked sewer lateral both present as 'my toilet is acting up'. Until we know which one you have, any number would be a guess. Diagnosis comes first, always.

    • How hard the failure is to reach

The same pipe repair costs very differently under a slab, inside a finished wall, in an attic in August or out in the open in a garage. Access is often a bigger factor than the part.

    • The age and material of your plumbing

Galvanized steel, cast iron, copper, polybutylene and PEX all behave differently. Old, brittle pipe next to the repair point can turn a simple job into a longer one — and we tell you when we see that.

    • Whether parts need replacing behind the fixture

A twenty-year-old shutoff valve that will not close changes the scope of a faucet swap. We flag it before we start rather than after.

    • When you need us

Scheduled daytime work and a 2 a.m. emergency call are priced differently. We say which one applies on the phone, before we come out.

    • Repair versus replace

Sometimes the cheaper repair is the wrong buy. We give you both numbers where both are viable, plus how much life the repair realistically adds, and you choose.

    Pricing questions

Because an honest number needs a diagnosis. Plumbers who quote sight-unseen either pad the number to protect themselves or revise it upward once they arrive. We would rather look at it, tell you what is wrong, and give you a price we will stand behind.

No. Estimates are free, and you owe nothing if you decide not to go ahead.

Yes — after-hours, weekend and holiday calls are priced differently from a scheduled daytime visit. We tell you that plainly on the phone before we dispatch, so nothing about the invoice is a surprise.

We stop and talk to you. You get a revised price and the reason for it before any additional work happens. We do not keep working and hand you a larger bill at the end.

Yes. Bring your own and we will install it, or we can source it for you. If what you bought will not fit the existing rough-in or meet code, we will tell you before install day rather than on it.

Ask us when you call — we will tell you honestly what we can do for the size of job you are facing.
